Atlanta Real Estate: Rent Versus Buy ? Home ? Moving and ...

bookcover4_corporatelaw.jpg

Christmas is a good time to root for the underdog. People feel charitable; they want others to have happiness, a peace of mind.

But if you pay attention to the real estate market, underdogs are everywhere, and charity is scarce. So what, in this time of giving, is the best thing to hope for.

Some might argue the best thing for jeopardized homeowners is leniency from their mortgage companies. This provides short-term relief for homeowners who are not able to meet their mortgage payments. It allows people to keep their homes, salvage their credit, and pull themselves out of debt. But it can also extend a loan for up to 40 years. Over that length of time, property values typically decrease, so the owner pays more per month than what the property is worth.

Others might argue for nothing to happen. Keep interest rates high. Let people see and learn from their mistakes. Lose their homes. Grow debt. Foreclose on their property. Why, the argument goes, should responsible tax payers have to pay for the mistakes of somebody else?s poor investment?

Depending on your situation, you probably feel strongly one way or the other.

A recent article in the Atlanta Journal Constitution reported on the issue. Speaking about interest rates on loans being cut, Emory professor Frank Alexander said:

?It may be of some benefit to borrowers who are likely to go into foreclosure. But it would provide relief only in the short term. This does not provide long-term solutions to problem mortgages. Most of these programs provide no measurable help to people who are in mortgages they should not be in.?

This is true. And it might change some opinions. But for people in a tight spot, a quick fix, no matter its long-term implications, is needed more than anything else.

The article continues:

?Alexander stressed that the programs offered so far typically try to lower the payment for about three years by cutting the interest temporarily and extending the loan to 40 years. He noted that is similar to many of the ?teaser rate? loan products people got in the past few years that let people buy more houses than they could truly afford. So, a lower rate short term might bring the same kind of crisis later when the rates adjust upward.?

People have individual problems. But as a nation, we must consider things on a bigger level. Nobody wants the mortgage crisis to last. Nobody wants thousands of people to foreclose on property. It is bad for real estate and bad for the economy.

But if such rate cuts are offered to homeowners, what will the state of the market be in 10 years? It is imperative now to employ foresight. If a homeowner is in danger of falling into foreclosure, he or she should work with their bank as much as possible. Homeowners have more clout now that they did last year. If nothing can be done, the home should go into foreclosure. The owner relinquishes payments and starts anew.

Foreclosures will increase. In December, Atlanta has nearly 7,000 pending foreclosures. Expect more. The market will saturate. Property prices will fall. Soon, when the economy perks, it will be an ideal time to buy.

Meantime, people in foreclosure should be working towards financial balance. Atlanta is as expensive as any other city when it comes to renting an apartment. It is equally difficult now, with the high number of renters, to find a suitable, temporary dwelling. But so far, rental prices have not skyrocketed. It is a good time to rent, to find that financial balance and develop strategy. The Atlanta real estate market is volatile. Soon, it will show its strength again.

Renters should visit Promove for more information on Atlanta Apartments.

Michael Russell writes for Promove. Promove services renters in Atlanta and Dallas with step-by-step rental assistance. They offer a comprehensive list of Atlanta Apartments, with virtual tours, maps, and personal advice.

NFL refs approve deal, ready for Sunday games

IRVING, Texas (AP) -- NFL referees are ready to become unnoticed again, just as they prefer.

The refs approved a new eight-year contract with the league on a 112-5 vote Saturday, officially ending a lockout that led to three weeks of increasingly chaotic games run by replacement officials who drew the attention of everyone from the average fan to President Barack Obama.

After a few hours of final preparations with league officials, the next stop for the refs who gathered in Irving, Texas, was the airport. They'll be heading straight to their Sunday game sites.

''It was pretty much 'Come on it and vote,''' said Scott Green, president of the referees' association. ''We're going to talk football now. We're going to stop talking about CBAs and lockouts and now we're going to talk about rules and video and getting ourselves ready to work football games.''

They may get ovations similar to the one bestowed on the crew that worked Thursday's Cleveland-Baltimore game with the tentative deal in place. Before long, they expect to go back to being mostly anonymous and sometimes hated. They're OK with both.

''The last Super Bowl that I worked, when we got in the locker room, I said, 'You know, the best thing about this game, nobody will remember who refereed this game,''' Green said. ''That's how we like to work.''

Refs met for about an hour and a half Friday night to go over the contract, then gathered for another 30 minutes Saturday morning before the vote.

The deal came quickly after an increasing chorus of complaints became impossible to ignore when a disputed touchdown call on the final play gave the Seattle Seahawks a victory over the Green Bay Packers on national television Monday night. Many thought the ruling of a Seattle touchdown instead of a Green Bay interception was botched, and the labor dispute drew public comments from Obama and his Republican challenger, Mitt Romney.

By late Wednesday, the sides had a contract calling for refs' salaries to increase from an average of $149,000 a year in 2011 to $173,000 in 2013, rising to $205,000 by 2019. The current defined benefit pension plan will remain in place for current officials through the 2016 season or until the official earns 20 years' service.

The defined benefit plan will then be frozen. Retirement benefits will be provided for new hires, and for all officials beginning in 2017, through a defined contribution.

Beginning with the 2013 season, the NFL will have the option to hire a number of officials to work year-round. The NFL also can retain additional officials for training and development and assign those officials to work games. The number of additional officials will be determined by the league.

The officials that worked Thursday's Ravens-Browns game were cheered from the moment they walked onto the field. The difference between the regular crew and replacements was clear. The officials kept the game in control, curtailing the chippy play and choppy pace that had marred the first three weeks of the regular season.

''I think the thing we're most proud of is the lesson that we all learned is if you're going to be in a professional league, you've got top-notch coaches, you need professional officials as well,'' Green said.

Kaka recalled to Brazil squad after 2 years out

updated 3:52 p.m. ET Sept. 27, 2012

SAO PAULO (AP) - Kaka is back in the Brazilian national squad for the first time since the 2010 World Cup.

The playmaker was selected Thursday despite playing sparingly with Real Madrid. Coach Mano Menezes picked Kaka in a squad for exhibitions last year, but he didn't play because of an injury.

Menezes chose a squad of 24 players for the exhibitions against Iraq in Sweden on Oct. 11 and Japan in Poland on Oct. 16.

Kaka's last game with the national team was Brazil's elimination by the Netherlands in the quarterfinals of the World Cup in South Africa.

On Wednesday, Kaka scored three goals in Real Madrid's 8-0 win in an exhibition against Colombian side Millionarios in Madrid.

Egypt newspaper fights cartoons with cartoons

CAIRO (AP) ? Amid outrage sparked by perceived insults to Islam, one Egyptian newspaper has decided to fight cartoons with cartoons.

Al Watan daily says it is responding to the crude caricatures published last week by a satirical Parisian weekly in kind: a series of sketches critiquing relations between the Arab world and the West.

The paper says they are a "civilized" alternative to the violent protests across the Muslim world sparked by a low-budget anti-Islam film produced in the United States.

"Nothing cracks cartoons but cartoons," said the banner splashed over the two-page spread published this week.

One drawing, captioned "Western glasses for the Islamic world," features a pair of eyeglasses framing the burning World Trade Center towers. Another shows a flashlight wrapped in an American flag pointed at a picture of an angry turbaned man with a knife, ignoring a peaceful Muslim.

Both seem intended to suggest that the only image seen by Western audiences of the Muslim world was that of terrorism.

The newspaper's decision comes amid a debate over freedom of expression in both Muslim and Western countries over the reaction to the film "Innocence of Muslims." Over 50 people have been killed in violence linked to the video over the past two weeks. In Egypt, protesters breached the U.S. Embassy.

Last week, the provocative French magazine Charlie Hebdo published a set of crude cartoons playing off the film and ridiculing the violent reaction to it.

President Barack Obama and other Western officials have condemned the film, but said that no speech justifies the violent response.

Mohamed El Barguti, an editor at Al Watan, told The Associated Press on Wednesday that the cartoons were a "model of a civilized reaction to all that has happened." The paper published the drawings to show that "burning and killing" is not the proper response to insults to Islam, he said.

Pay TV Giants to Offer Video Games Via TV Sets, Challenge Console

?

A group of big pay TV operators is gearing up to challenge such video game consoles as Sony Corp.'s PlayStation 3, Microsoft's XBox 360 and Nintendo's Wii by making games available via TV sets, Bloomberg News?reported.

?It said that cable giant Time Warner Cable, AT&T's U-verse and Verizon's FiOS TV are all planning to launch such cloud-based gaming services that would allow consumers to connect controllers to TV sets or set-top boxes. Comcast Corp. and Cox Communications are also in discussions to offer video game services, Bloomberg?said.

Trials are expected to start later this year, with wider deployments possible as early as 2013, the report said, citing sources familiar with the situation.

The services will go beyond social games from Zynga and casual games to include action games from big-name game makers such as Electronic Arts, according to Bloomberg.

Pay TV and telecom companies could offer the games services as part of their pay TV and/or broadband subscription packages.

The cloud-based games push could accelerate a consumer move away from consoles, which have been the gaming industry?s core money maker. The video game console business was worth $24.1 billion in the U.S. last year, according to research firm NPD Group.

?It makes perfect sense why they would want to go after this market,? Mitch Lasky, a partner at venture firm Benchmark Capital, told Bloomberg. But he also said that offering such games would require "a ton of bandwidth."

Frank Gibeau, president of Electronic Arts Labels, said games served up via Internet-enabled TV sets is a ?big opportunity? over time, but he didn't detail when it was likely to become a significant opportunity.

For game makers, the cloud approach has the benefit that they don't need to develop games for various console platforms.

Teen on homecoming prank: I felt like 'trash'

?

Sophomore student Whitney Kropp never saw herself as part of the "in" crowd at her high school, so she was surprised to find out she was voted to homecoming court. It turned out to be a prank, but now the community is rallying behind Whitney to show their support for her. NBC's Kevin Tibbles reports.

By Sevil Omer and Kevin Tibbles, NBC News

Dale G. Young / The Detroit News

Whitney Kropp was named to the homecoming court as a joke by her classmates, but the tiny farm town of West Branch, Mich. has rallied around her.

Whitney Kropp, a sophomore at Ogemaw Heights High School in West Branch, Mich., said she was surprised to learn that she was picked by her classmates to be in the running for her school?s homecoming queen.

?I never thought I would be part of it because, really, it?s just for, like, the big popular people,? Kropp, 16, told NBC News' Kevin Tibbles on TODAY.

But she was soon humiliated when she learned Sept. 13 that her selection to the homecoming court had been part of a prank by other students. She said students pointed at her in the hallways and laughed, and the boy who was picked with her withdrew.

?Some kids thought it would be funny just to put me in there as a joke to make fun of me,? Kropp said.?

But Whitney?s ridicule didn?t stop didn?t there. Her mother, Bernice Kropp, told NBC News on Monday that the bullying continued on Facebook.

Kropp said her daughter, a sophomore, had been picked on before at school, but not to the extent of the peer vote that selects students to the court, which traditionally names a queen, king and?princes and princesses from each class. The high school has about 800 students.

?I felt like I wasn?t worthy. Why even be a part of this community, this world if I?m just going to be tossed around like basically a piece of trash?? Whitney Kropp said.

But then,?her mother said, ?other kids started coming up to her and saying, ?Whitney, don?t let them stop you from going to homecoming. You need to go ahead, you need to do it.'?

Bernice Kropp described her daughter as quiet, polite and kind, rarely finding fault with peers and people. She said Whitney has decided to attend the dance despite the prank as businesses and neighbors in the tiny farming town have rallied around Whitney.?

Kropp said Whitney even has a date for the dance this Saturday, "and it?s her boyfriend who has been very quiet and supportive through all of this."?

"You want to protect your kid, and you feel angry and mad at what has happened, but at the same time the outpouring to help her has been beyond expected," she said.?

Word spread quickly through the community of about 2,100 residents in West Branch.?Resident Jamie Kline started a?Facebook support page, gaining more than 4,000 likes?in Michigan and nationwide. Personal stories of bullying and messages of encouragement filled the page, among them:

"You go, girl! From here in California, it looks like you won the vote legitimately but some of your "friends" got jealous and nasty about it. Their "joke" never really happened! Hold your head high and have a good time," Raymond Puffer.

"Whitney YOU are a beautiful gal inside and out and dont ever let anyone tell you any different,? Karen Morrison Gross.

"I am so proud of this young lady ((((You GO, Girl))))), her family and the awesome community we share! It's high time we ALL take a stand against bullies. They come in all sizes, ages and social arenas. Be Kind ALWAYS,? Ginger Warren.

Jen Case, who is with Whit?s End Salon in West Branch,?said the salon owner donated services?to cut, color and style Kropp?s hair. "Bullying is a big thing and we wanted to turn this into a positive moment," Case said.

Other local businesses are paying for Whitney?s dinner, gown, shoes and a tiara for the dance.

"We live in this community and we?re about the community and giving back," Case told NBC News. "We wanted to help this young lady have a special night."

?I?m excited to go because I can prove everyone wrong and say, you know, I?m not this joke that you guys thought of. You guys doing this has made me stronger and I?ve got more self-esteem than what I had," Whitney Kropp said.

Pre-Life Chemistry Happens At Space Temperatures

60-Second Space

UV light, which radiates from stars and galaxies, can induce rapid changes in icy hydrocarbon molecules cooled to 5 kelvin, as on a comet. John Matson reports.

More 60-Second Space

Icy objects such as comets may have helped start life on Earth by delivering water and carbon-based molecules to the young planet. Because putting something on ice doesn?t necessarily keep it from changing: a new study finds that even in frigid, deep space environments, simple hydrocarbon molecules can react to become more complex ones. The process even works when temperatures drop to near absolute zero.

But just what kind of organic molecules would exist on the icy bodies of a forming solar system? Researchers at the Jet Propulsion Laboratory in Pasadena, California, investigated how organic molecules might evolve toward greater complexity even in the cold of interstellar space.

The scientists found that ultraviolet light, which radiates from stars and galaxies, can induce rapid changes in icy hydrocarbon molecules cooled to 5 kelvin?that?s a frosty minus 451 degrees Fahrenheit.

The chemical reactions resulted in molecules of more complexity?which is the right direction to go if you want to eventually make amino acids and biological molecules. The study appears in the Astrophysical Journal Letters. [Murthy S. Gudipati1 and Rui Yang, In-Situ Probing of Radiation-Induced Processing of Organics in Astrophysical Ice Analogs?Novel Laser Desorption Laser Ionization Time-of-Flight Mass Spectroscopic Studies]

It just goes to show?if you really want to freeze something in place, you?d better encase it in carbonite.

Washington Nationals' Davey Johnson On 20-Game Winner Gio Gonzalez.

WASHINGTON, DC - SEPTEMBER 22: Gio Gonzalez #47 of the Washington Nationals waves to the crowd after earning his 20th win of the season as the Washington Nationals defeated the Milwaukee Brewers 10-4 at Nationals Park on September 22, 2012 in Washington, DC. (Photo by Patrick McDermott/Getty Images)

With a seven inning outing against the Milwaukee Brewers today in which he gave up three hits, a walk and two runs, both unearned, 27-year-old Washington Nationals' lefty Gio Gonzalez earned his 20th win of 2012, becoming the first pitcher in the majors to do so this season. Gonzalez, in his first year in the nation's capital with the Nats following the trade this past December with the Oakland A's, became the first D.C.-based pitcher to win 20 games since Washington Senators' right-hander Bob Porterfield did it in 1953 and he became the first left-hander from the nation's capital to win 20 since the Sens' Earl Whitehill won 22 in 1933, during the last season in which a team from D.C. made it to the postseason before this year.

Asked about the contributions Gonzalez has made to the team in his first season with Washington, Nats' skipper Davey Johnson told reporters after the game that the left-hander had exceeded his expectations. "He's surpassed mine," Johnson said. "Mike Rizzo and I knew that [in order] to give up what we gave out [to acquire him], we knew [Gio was] special," the Nationals' manager continued, "And in every form he's special. His personality. His competitiveness. He has fun."

The Nationals' 69-year-old manager said after Saturday's game that winning 20 games like Gonzalez did, "Is always huge. Pitching is the main thing in baseball, when you win 20, that's the mark of a Cy Young... it's just everything. It's bigger than a hitter, for me, hitting .300. He's had just a phenomenal year. That was a typical Gio game. Low pitch count, low hits."

Star-divide

After the win Saturday, Gonzalez is (20-8) on the year with a 2.84 ERA, 2.84 FIP, 73 walks (3.40 BB/9) and 201 Ks (9.36 K/9) in 31 starts and 193.1 IP. When a reporter asked Gonzalez's manager if the left-hander has done enough to earn consideration for the Cy Young Award this season, Johnson stated cleary that there was no doubt in his mind that the pitcher deserved the award. "Hands down," the Nationals' manager said.

Gio's still learning too, in his fourth full season (fifth overall). "Young pitchers learn," Johnson said, "They learn about themselves and their stuff and it takes a while to go through that. And this is an experience too, being in a pennant race and that's how he responded." Strong as he was on the mound against Brewers, the Nats' manager joked, he started the day with a bullpen session in which he didn't feel entirely comfortable. "I asked [Pitching Coach Steve McCatty], 'How's he feeling, how many do we need to score?" Johnson told reporters, "And he said, 'He had an awful pen, so that means we probably need one.' I worry more about when they have a great pen. And [Gonzalez] said he felt like 'Heck.' That's what [Jim] Palmer used to say all the time, 'Get me a bunch, I don't have nothing,' and he'd throw a shutout."

"We always worried whenever [Palmer] came in from the pen and said, 'Man I feel great,' and I said, 'Oh, no, we'd better score a bunch.'"

Davey Johnson was then asked if he thought Gio Gonzalez belonged in the conversation as one of best pitchers in the game right now along with some of the other recent 20-game winners, and again the manager said there was no doubt. "No question about it," Johnson said, "No question about it. My thing is hits-per-inning," Johnson said, "That tells you what kind of pitcher and stuff he has. His are phenomenal. I don't think I've ever had somebody who has that few hits per inning."

On the year, Gio Gonzalez has allowed an average of 6.76 H/9, the lowest total amongst all MLB starters, ahead of the Dodgers' Clayton Kershaw (6.84 H/9) and the Angels' Jered Weaver (6.97 H/9).

Does Gio Gonzalez deserve the Cy Young Award? We'll see when the final numbers are in... but the Nats' left-hander is certainly in the conversation. After today's win, he's the first 20-game winner from Washington in 59 years. Can he become the first Cy Young Award winner in D.C. baseball history?

Jaguar F-Type ? the new "most beautiful car ever"?

It's been a pretty big week in the auto world. We already got a glimpse of the successor to one legendary sports car. Now we have a look at a successor to an even more legendary and timeless car. Jaguar has revealed the all-new F-Type convertible, the spiritual successor to the E-Type born in the 1960s.

If 100 different people had to scour the history of automotive design to come up with their own top 10 lists of the purest, most beautiful car designs ever, you wouldn't be crazy to expect 100 lists with the Jaguar E-Type on them. And the it would probably be toward the top of each list more often than not.

If you think we're exaggerating, or injecting a little too much subjectivity, consider that Enzo Ferrari, the founder of a company famous the world over for beautiful car designs, was so overcome with the E-Type upon seeing it that he called it "the most beautiful car ever made." That quote rolled off Enzo's tongue in complete disregard to the fact that, if not a Jaguar, the title of "most beautiful car ever" would very likely belong in the hands of his very own company. In 2008, the Daily Telegraph agreed with Ferrari, ranking the E-Type number 1 on its list of "100 most beautiful cars" and explaining that the Jag received four times as many votes as the nearest competitor.

The E-Type may very well be the closest we'll ever have to an objective "most beautiful."

In framing the F-Type as a modern-day successor to the E-Type, Jaguar set itself up for both hype and scrutiny. The story isn't about a sporty, new Jaguar convertible; it's about how good the car looks and how well it reinterprets the E-Type's unforgettable curves.

The first chapter of that story is written today. The first photo of the unclothed F-Type has surfaced for the world to see. One photo isn't enough for a full comparison, but it does get the conversation started with both full frontal and diagonal-profile views of three F-Types.

We may not have been around to witness the unveiling of the E-Type, but we'd have to think there was a little more breath-stealing and drama than in the case of this F-Type. The car is definitely a slick roadster, and reminds us a little of a down-market Mercedes SLS AMG, but upon first look, it seems to lack the timeless 'it' factor of the E-Type entirely. It's a roadster, not THE roadster, and while Jaguar shouldn't have a problem moving them off the showroom floor, we don't think anyone will mistake it for the world's most beautiful car. It's styling is content to fall sleepily in line with Jaguar's current line-up, rather than standing out.

We would have loved to see Jaguar stay true to the smooth, flowing, uninterrupted look of the E-Type. Instead it busies things up with a broad front-end, a bunch of roughly cut air intakes and some sharp lines. Perhaps, it'll come together better when we see it from rear and profile angles, but for now, it just doesn't live up to the hype inherent in an E-Type successor. Then again, that's a pretty big balloon to fill, and most any car design would run out of breath long before finishing the job.

The F-Type will be offered as a rear-wheel-drive convertible. Buyers will have three engine options: 340-hp and 380-hp versions of Jaguar?s new supercharged 3.0-liter V6 and a new derivative of its supercharged 5.0-liter V8.

"Fundamentally, a great sports car is one you?ll look forward to driving because it?s fun, and the F-TYPE definitely delivers on that score," says Mike Cross, Jaguar's chief engineer for vehicle integrity. "We?ve worked hard to make sure that responses to steering, throttle and brakes are absolutely immediate, a task made far easier by the rigid aluminum structure at the car?s base."

That's about all Jaguar has to say for now. We'll have more details after next Thursday's Paris unveiling, including Jaguar's chance to explain, point for point, why the F-Type is indeed the E-Type reincarnated for a new generation. In the meantime, you can take an in-depth look at the E-Type and other notable predecessors in our original F-Type preview.

If you're more into hearing the engine than ogling the body, you should enjoy the video below. The F-Type wears black-and-white camo, but you can hear the purr of its engine and watch it carve up the track.

Yoko Ono joins calls for Pussy Riot's prison release

NEW YORK (Reuters) - Peace activist Yoko Ono on Friday joined the prominent call to free the three imprisoned Pussy Riot punk band members, saluting their stand for freedom of speech after being handed a two-year sentence for staging a "punk prayer" in Moscow's main cathedral.

"I thank Pussy Riot in standing firmly in their belief for freedom of expression and making all women of the world proud to be women," Ono told reporters in New York, flanked by the husband and four year old daughter of one band member.

She awarded the three imprisoned members - Nadezhda Tolokonnikova, Maria Alyokhina and Yekaterina Samutsevich - a peace grant established in the name of her late husband, former Beatle John Lennon.

Tolokonnikova's husband, Pyotr Verzilov, accepted Ono's grant on behalf of the three women. He said he and his daughter visited Tolokonnikova in prison for the first time in six months earlier this week, where she is kept with her two fellow band members segregated from other prisoners.

Their daughter had sent her mother scribblings of plans of escape. "For her it has been very emotional," he said, talking of his daughter's drawing, "She breaks down the prison walls and helps Nadia's escape."

Ono joined Madonna, Burmese opposition politician Aung San Suu Kyi and rights groups that have also stood up against the band's imprisonment.

Speaking just days ahead of an October 1 appeal by the band, when Amnesty International and other groups hope thousands of people will rally in dozens of cities, Ono said she "wanted to express my love and respect for them, I want to work for the immediate release from the prison they are in."

The jail sentences - for the crime of hooliganism motivated by religious hatred after the band stormed the altar of Moscow's main cathedral calling on the Virgin Mary to rid Russia of President Vladimir Putin - has drawn sharp international criticism.

Opposition groups say the case was part of a Kremlin crackdown on dissent. Putin has declined to comment on the ruling, but has suggested abuses committed against the Russian Orthodox Church during the Soviet era made Pussy Riot's protest particularly offensive.

In response to the peace grant from Ono, Verzilov said his wife hoped the world was returning to the activism of her time in the 1960s and 1970s.

"Nadia wants people to continue to actively keep fighting and supporting the cause and to learn it is important to stand up for values that are crucial to you, no matter the price, no matter the cost," he said.

On Thursday Verzilov met with U.S. lawmakers and aides who have drafted legislation, known as the Magnitsky bill, to impose U.S. sanctions against any Russian officials involved in the prosecution of the band.

He did not expect the October 1 appeal to cause significant change to the two year sentences. Nor did he think Russian Prime Minister Dmitry Medvedev's comments last week that the band should be freed would carry much weight. Hence he asked for international support.

Amnesty International have listed the three women on their Prisoners Of Conscience list that aims to free those wrongly imprisoned for their political, religious and other beliefs.

"At it's core this case is about three young women who are in jail for the crime of singing a song," Amnesty International USA Executive Director Suzanne Nossel told reporters. "Anybody can relate to this case and to these women and you cant help but feel your heart tugged."

Verzilov said that even now, from prison, the three women still do not regret the act -- "They are very strong women and nothing seems to break their spirit," he said.

Gangnam Style: How a quirky South Korean hip-hop artist conquered the world

Gangnam Style, a peculiar South Korean hip-hop video that lampoons a trendy district in Seoul, has become an unlikely global hit.

By Foster Klug,?Associated Press, Youkyung Lee,?Associated Press / September 21, 2012

South Korean rapper PSY performs his massive K-pop hit 'Gangnam Style' live on NBC's 'Today' show in New York, earlier this month.

Jason DeCrow/Invision via AP Images/AP

South Korean rapper PSY's "Gangnam?Style" video has 220 million YouTube views and counting, and it's easy to see why. No Korean language skills are needed to enjoy the chubby, massively entertaining performer's crazy horse-riding dance, the song's addictive chorus and the video's exquisitely odd series of misadventures.

' + google_ads[0].line2 + '
' + google_ads[0].line3 + '

'; } else if (google_ads.length > 1) { ad_unit += ''; } } document.getElementById("ad_unit").innerHTML += ad_unit; google_adnum += google_ads.length; return; } var google_adnum = 0; google_ad_client = "pub-6743622525202572"; google_ad_output = 'js'; google_max_num_ads = '1'; google_feedback = "on"; google_ad_type = "text"; google_adtest = "on"; google_image_size = '230x105'; google_skip = '0'; // -->

Beneath the antic, funny surface of his world-conquering song, however, is a sharp social commentary about the country's newly rich and?Gangnam, the affluent district where many of them live.?Gangnam?is only a small slice of Seoul, but it inspires a complicated mixture of desire, envy and bitterness.

Here's a look at the meaning of "Gangnam?Style" ? and at the man and neighborhood behind the sensation:

THE PLACE:

Gangnam?is the most coveted address in Korea, but less than two generations ago it was little more than some forlorn homes surrounded by flat farmland and drainage ditches.

The district of?Gangnam, which literally means "south of the river," is about half the size of Manhattan. About 1 percent of Seoul's population lives there, but many of its residents are very rich. The average?Gangnam?apartment costs about $716,000, a sum that would take an average South Korean household 18 years to earn.

The seats of business and government power in Seoul have always been north of the Han River, in the neighborhoods around the royal palaces, and many old-money families still live there.

Gangnam, however, is new money, the beneficiary of a development boom that began in the 1970s.

As the price of high-rise apartments skyrocketed during a real estate investment frenzy in the early 2000s, landowners and speculators became wealthy practically overnight. The district's rich families got even richer.

The new wealth drew the trendiest boutiques and clubs and a proliferation of plastic surgery clinics, but it also provided access to something considered vital in modern South Korea: top-notch education in the form of prestigious private tutoring and prep schools.?Gangnam?households spend nearly four times more on education than the national average.

The notion that?Gangnam?residents have risen not by following the traditional South Korean virtues of hard work and sacrifice, but simply by living on a coveted piece of geography, irks many. The neighborhood's residents are seen by some as monopolizing the country's best education opportunities, the best cultural offerings and the best infrastructure, while spending big on foreign luxury goods to highlight their wealth.

"Gangnam?inspires both envy and distaste," said Kim Zakka, a Seoul-based pop music critic. "Gangnam?residents are South Korea's upper class, but South Koreans consider them self-interested, with no sense of noblesse oblige."

In a sly, entertaining way, PSY's song pushes these cultural buttons.

THE GUY:

More mainstream K-Pop performers, already famous in South Korea and across Asia, have tried and failed to crack the American market.

So how did PSY ? aka Park Jae-sang ? a stocky, 34-year-old rapper who was fined nearly $4,500 for smoking marijuana after his 2001 debut, get to be the one teaching Britney Spears how to do the horse-riding dance on American TV?

"I'm not handsome, I'm not tall, I'm not muscular, I'm not skinny," PSY recently said on the American "Today" TV show. "But I'm sitting here."

Author Elmore Leonard wins prestigious book award

(AP) ? For a man who built his career on word economy, the title is pretty darned long ? The National Book Foundation's Medal for Distinguished Contribution to American Letters.

Still, Elmore Leonard says he's thrilled to receive one of the literary world's highest honors.

The 86-year-old crime novelist will be presented with the medal in New York on Nov. 14, the same evening this year's National Book Awards are announced.

"I was very surprised. I didn't ever count on winning this kind of an award," Leonard, with one of his trademark Virginia Slims between his fingers, said in an interview at his home in suburban Detroit. "I've won a lot of awards, but not like this one."

He'll be introduced by British novelist Martin Amis and deliver remarks that organizers have requested he limit to six minutes.

Asked if he'd abide by that request, Leonard took a drag from his cigarette and said: "Oh yeah."

In taking home the National Book Foundation's lifetime achievement award, Leonard joins a list of past recipients that includes Ray Bradbury, Norman Mailer, Arthur Miller, Toni Morrison, Philip Roth, John Updike, Gore Vidal and Tom Wolfe.

"These names, these are all finished writers," Leonard said. "They know what they're doing."

And so does Leonard, says Amis, who remembers first reading him and being impressed by his "faultless ear." He loves "Get Shorty" and "Be Cool" among others and says Leonard's books have "incredible dialogue" and "incredible structure."

"You read page after page and there's no sense of false quantities, in the sense of repetition," Amis said, noting that Leonard transcends being labeled a crime writer, citing an old axiom: Literary writers covet sales and successful writers covet respect.

This award, Amis says, will help ensure Leonard has both.

Or as Leonard puts it, in his succinct style: "I think I'm a good writer. I don't see any objection to my being on this list."

The National Book Foundation isn't the only organization honoring Leonard. The Library of America, which releases hardcover volumes of the country's greatest authors, from Herman Melville to Saul Bellow, has added Leonard to the pantheon. Four of his novels will be published in a bound edition in 2014, and additional volumes are planned.

Leonard, one of the few writers the library has honored while still living, has been recognized many times over by the general public.

Nearly half of Leonard's 45 novels have appeared on The New York Times' best-seller list, and he's hoping to add to that total with his 46th effort ? working title: "Blue Dreams" ? a tale that involves both a rogue Immigration and Customs Enforcement agent and bull riding. He's written several dozen pages so far.

Despite his advancing age and some recent personal upheaval ? he's divorcing his wife of nearly 20 years ? Leonard is pressing ahead and expects to have "Blue Dreams" finished "certainly by the end of the year."

Sitting in his home office at a desk covered with papers, photographs and research materials, Leonard thumbed through the neatly stacked pages of "Blue Dreams," yanked one out of the pile and began reading.

What came out of his mouth was unmistakable, vintage Leonard ? a crisply written narrative with lines of deadpan dialogue uttered by morally ambiguous characters.

That verbal back-and-forth spoken by fictional people who sound real is what has made Leonard's writing so distinctive.

"People always say, 'Where do you get (your characters') words?', and I say, 'Can't you remember people talking or think up people talking in your head?' That's all it is. I don't know why that seems such a wonder to people," he said.

It's also why his characters have spent so much time on both big and small screens over the years.

Leonard's novels and short stories have been turned into 20 feature films, nine TV movies and three series, including the current FX show "Justified," which stars Timothy Olyphant as one of Leonard's signature characters, the cool-under-pressure U.S. marshal Raylan Givens.

His all-time favorite adaptation is the 1997 Quentin Tarantino film, "Jackie Brown," which was based on the Leonard novel "Rum Punch."

When Tarantino called to ask for guidance ahead of filming, Leonard remembered saying, "Do what you want. I like your work."

Tarantino is one of many Hollywood heavyweights who bow down at the altar of Leonard.

George Clooney hung out at Leonard's place while filming the big-screen adaptation of "Out of Sight," and members of Aerosmith ? in town for a concert ? also visited, taking a dip in Leonard's pool.

He'll be 87 in a few weeks. And while the slender, bespectacled man friends call "Dutch" is far removed from his days of riding along with Detroit homicide cops, he still writes every day in eight-hour shifts that are befitting his hometown's automotive legacy.

Leonard's father was a General Motors executive, and the future author penned advertising copy for Chevrolet as a younger man.

And Leonard follows the same writing protocols that have served him for decades.

He writes longhand on the 63-page unlined yellow pads that are custom-made for him, and when a page is completed, he transfers the words onto a separate piece of paper using a typewriter.

Leonard tries to complete a handful of pages by the time his workday ends at 6 p.m.

He may be on the cusp of becoming a lifetime achievement award winner, but Leonard has no intention of ending his life's work anytime soon.

"I probably won't quit until I just quit everything ? quit my life ? because it's all I know how to do," he said. "And it's fun. I do have fun writing, and a long time ago, I told myself, 'You gotta have fun at this, or it'll drive you nuts.'"

C$ retreats as data weighs on global outlook

TORONTO (Reuters) - The Canadian dollar retreated against the U.S. currency on Thursday, touching its weakest level in nearly two weeks, after disappointing data from the United States, China and Europe underscored concerns about global economic growth.

The number of Americans filing new claims for jobless benefits held near two-month highs last week, suggesting some weakening in labor market conditions, while the manufacturing sector saw its weakest quarter in three years as foreign demand for U.S. goods continued to fade.

Overseas, the downturn in activity in the euro zone's service sector steepened this month at the fastest pace since July 2009.

"The weaker euro zone data has tempered risk appetite a little bit. As well, we saw weaker-than-expected U.S. jobless claims figures, which cast some doubt on the health of the U.S. recovery and the outlook for Canadian exports," said Sal Guatieri, senior economist at BMO Capital Markets.

Meanwhile, manufacturing in China contracted for an 11th month in a row in September, according to a private sector survey of factory managers.

Analysts said selling of the Canadian dollar by traders looking to lock in recent gains was also a moderate factor.

Canada's dollar finished its North American session at C$0.9765 to the U.S. dollar, or $1.0241, weaker than Wednesday's finish of C$0.9745, or $1.0262. Earlier, the currency touched a low of C$0.9817, its weakest level since September 7.

"Most people are still looking at C$0.9850, which seems to be a nice technical level to play off on the rallies for now," said Darcy Browne, managing director, capital markets trading at CIBC.

The currency had been trading in a narrow range this week as markets digested the implications of monetary policy changes in the United States, Europe and Japan aimed at stimulating growth.

"We're really just an observer here, trying to make sense of it all," said Browne.

STRONG CANADIAN DOLLAR

Canada's dollar has been trading at stronger-than-expected levels, with some strategists attributing part of the currency's performance to the Bank of Canada's hawkish stance, which stands in marked contrast to other major central banks.

CIBC revised its official targets for the Canadian dollar on Thursday, forecasting the currency will touch C$0.96 in the fourth quarter before slipping back to parity with the U.S. dollar by the second quarter of 2013.

The bank had previously pegged the currency to weaken to C$1.02 in three months and trade around parity in six months, according to a Reuters poll published earlier this month.

Slower domestic growth, the likelihood international buying of Canadian securities will ease off and the risk a Chinese slowdown will hurt commodity prices could all contribute to Canadian dollar weakness, the bank said on Thursday.

Friday's inflation numbers are the only major piece of domestic economic data due out this week. The Bank of Canada's core annual inflation reading is expected to be 1.5 percent. The central bank targets an inflation rate of 2 percent target.

"That's comfortably below the Bank of Canada's overall inflation target ... It just simply buys the Bank of Canada time to remain on the sidelines as it assesses the uncertain global outlook," said BMO's Guatieri, who added the strong dollar was partly responsible for the low inflation rate.

Canadian government bond prices rose across the curve. The two-year bond climbed 2.5 Canadian cents to yield 1.146 percent, while the benchmark 10-year bond gained 25 Canadian cents, yielding 1.860 percent.
